全米で家賃が下落中、でも住宅購入市場は低迷したまま
🔸家賃が下がり、借り手にとって嬉しいニュース
アメリカでは、2部屋以下の物件の家賃が前年比1.7%下落し、月1,696ドルとなりました。
2022年のピーク時と比べると約3.6%も安くなっています。
パンデミック後に急上昇した家賃がようやく落ち着き、借り手にとっては朗報となっているのです。
🔸住宅購入のハードルは依然として高いまま
一方で、住宅を購入するコストは上昇し続けています。
住宅ローン金利は6%を超え、住宅価格も過去最高水準に近い状態が続いているのです。
税金や保険、メンテナンスなどの「隠れたコスト」も年間平均約1万6千ドルに達し、月々の住宅ローンに加えて1,325ドルもの負担増となっています。
🔸賃貸か購入か、経済的には賃貸が有利に
現在、住宅を所有する月々のコストは賃貸の2倍以上となっており、購入のハードルは非常に高くなっています。
デンバーやフェニックスなどの都市では新築物件が大量に供給され、家賃が5%以上下落しました。
不動産エージェントのナボ氏は「人々は住宅購入への意欲をあまり示さなくなった」と語っています。

別の借り手ミーガン・マッカーサーさん(29歳)も、空室の多さを武器に交渉し、月1,988ドルから1,770ドルへの引き下げを勝ち取っています。

表中数值越大，说明对应的FDV实现概率越高，FDV越高，大毛的概率也越大，一统计还真有机会点：

最卷的Lighter FDV 1B的概率竟然最低？分别为

这里几个可能：
✅ Lighter 被低估
